The main towns ring the edge of the forest, from Totton and the Waterside settlements in the east to Lymington and New Milton in the south and Fordingbridge and Ringwood in the west, while Sway, Brockenhurst, Lyndhurst and Ashurst are the larger villages within it. Much of Lymington's centre is Georgian and Victorian, though some older houses there have been replaced by apartment blocks and retirement homes. Some forest homes carry commoners' rights, which are attached to particular plots of land.
According to the 2021 Census, 75% of households in the New Forest own their home (47% outright and 28% with a mortgage), 14% rent privately and 11% rent from a council or housing association. Tourism is a mainstay, with an estimated 14.75 million visitors to the forest in 2009, and Lymington is a yachting centre with three marinas. New Forest District Council is based in Lyndhurst, though the district's largest town is Totton.
South Western Railway runs trains twice an hour on the branch line from Lymington Pier and Lymington Town to Brockenhurst, Wightlink car ferries sail about once an hour from Lymington to Yarmouth on the Isle of Wight, and the A337 links Lymington to Lyndhurst and the M27.
